Design-Build Project:

• Demolition of the first floor 10,000 s.f. of office and build out a 10,000 unfinished existing mezzanine.

• Exposed beautiful wood glue lam beams on the underside of the mezzanine for the 1st floor Office T.I. and for the 2nd. Floor T.I. build out also.

Added:

• (2) new stairs to the mezzanine.  (1) standard accessible stair in a rated stair shaft. (1) decorative stair access from the open office with cable railings.

• 1st. floor restrooms remodeled the existing restrooms to make ADA compliant with solid walls and door in lieu of toilet partitions.

• New open concept Oasis/Break Room area with refrigerators, water filtration systems, micro waves, dishwasher and vending machines.

• 2nd. Floor new restrooms with solid walls and doors in lieu of the toilet partitions.

• 2nd. Floor did not have any exterior windows.  Installed (12) exterior windows to open up the space with natural light.  Structural design and installed structural steel strong backs, cut openings with champher edges and no over cuts.

• New warehouse restrooms and electrical distribution for the product advertising lighting and filming area.

EXTERIOR:

• New ADA compliant main building entry with acid wash concrete walk path, ADA parking and access to the public right of way.

• New masonry with structural steel roof trash enclosure.

• Remodel of a 1972 Dock High Concrete Tilt-up 80,000 s.f. building

• Added: New 10,000 s.f. concrete poured in place 300 lbs per s.f. structural mezzanine with concrete tilt-up walls for sheer panels

• New production paint rooms, casting rooms and molding rooms with 12' x 121 overhead doors to the warehouse, climate control, exhausting and lighting

• Remodeled: 20,000 s.f. of existing office mezzanine, open ceiling concept, new wood T & G finished floors, owners creative art lab
